Subcommittee Recommends Adding 15 More Liquor Licenses, Most at Arsenal Yards

Up to 15 restaurants will be opening at Arsenal Yards, but the Town does not have enough liquor licenses for all of them. A Council subcommittee recommends that the Town of Watertown seek to add 15 more liquor licenses, but could not agree on whether to waive the license fee for restaurants if they will not open for more than a year. The Rules & Ordinances Committee met on April 17 to discuss a request from Arsenal Yards to add more liquor licenses for anticipated tenants of the project on the former Arsenal Mall site. Developers also asked for fees to be delayed until the year in which the establishment opens. Additional Licenses

Andrew Copelotti, project manager for Arsenal Yards, said that the new project has signed, or expects to sign leases with more than a dozen restaurants or other businesses seeking liquor licenses.

Nationally Famous Pizzeria Coming to Watertown

Watertown residents will be able to get pizza from one of the most famous pizzerias in the nation when it opens at the new Arsenal Yards project. Frank Pepe Pizzeria Napoletana recently signed a lease to open at the new development on the site of the former Arsenal Mall, according to Andrew Copelotti, project manager for developer Boylston Properties. Frank Pepe’s was founded in New Haven, Conn., in 1925 by Frank Pepe, who emigrated from Italy’s Amalfi Coast. The pizzeria is considered by some to make the best pizza in the United States, including being ranked No.

Town Looks to Team With Arsenal Yards Developers to Fast Track Arsenal Park Improvements

The final buildings and park design, however, will not look like this drawing. A portion of the Arsenal Park renovations may be fast-tracked if the State Legislature allows the Town of Watertown to team with the developers of Arsenal Yards on the design and construction of the East End park. Town officials have been discussing how to renovate and upgrade Arsenal Park for a few years, but progress has not be fast enough to keep pace with the work at the next door property – Arsenal Yards. Developers of that project, Boylston Properties, approached the Town to see if they could speed up work on the east side of the park if they are able to provide funding and construction crews, said Assistant Town Manager Steve Magoon.

Developers of Pleasant Street Project Want to Change Plans

The developers of the mixed-use property at the corner of Pleasant Street and Rosedale Road, wants to reduce the height of one building, and move the residential units to another building. The project at 385 Pleasant Street includes four buildings along Pleasant Street heading toward Bridge Street, with three all-residential buildings and one with commercial on the bottom and housing units on top. A request has been submitted to the Planning Board to make changes to the plans that were approved in March 2018.

Second Community Meeting on Arsenal Yard’s Tower Scheduled

Boylston Properties will hold Community Meeting #2 to review and update the community on the status of Building G located within Arsenal Yards. The purpose of this meeting will be to present and discuss a change in use for the building from Residential to Office/Lab. Building G, as proposed would contain approximately 140,000 SF of Lab space (a decrease of approximately 31,500 GSF from the approved building included in the MPSP) plus an additional 50+/- below grade parking spaces under the building G footprint. 

Discussion will include the overall massing, proposed design of the building, public access, and the buildings location relative to the Charles River, Arsenal Park and Building F.

Developer Redesigning Controversial Garage

The developer of a home on the Southside of Watertown which had upset neighbors has changed directions and torn down a controversial garage. Neighbors appealed to Town Officials in January after a two-story garage went up about five feet from the rear property line. Construction stopped and recently the developer met with residents to come up with a new plan. Assistant Town Manager Steve Magoon said the owner of the property, Brian Connaughton, agreed to pull down the parts of the garage that had gone up and replace it with a shorter structure. “It will still be a garage, but it won’t go nearly as high,” Magoon said.

Arsenal Yards Developers Show Plans for Biotech Building

Architect Adam Gross, of Ayers Saint Gross, shows drawings for the proposed new Building G at Arsenal Yards. It would be a lab/office space for biotech companies. Looking to take advantage of one of the hottest industries in the Boston area, the developers of Arsenal Yards seek to turn the previous proposed residential tower into a biotech research and development lab and office building. Last week, representatives from Boylston Properties presented their preliminary plans for Building G — the last piece of the Arsenal Yards project — during a community meeting. Biotech has already made significant inroads in Watertown, with 23 companies employing about 1,500 people, said Andrew Copelotti, a principal at Boylston Properties.
